My family and I have tried and loved many home inspectors over the years, but one that we keep coming back to is A1 Defects Inspection. 

The inspectors here have a certification from the Construction Quality Assessment System (CONQUAS), and they also have over 50 years of combined experience! 

Booking a slot with them is straightforward; you just have to contact them via WhatsApp. They reply pretty fast, especially since they technically operate 247, which I greatly appreciate. 

That said, keep in mind that this company is pretty popular, so you might not be able to book a slot on your first preferred date. That’s why I recommend coming up with several possible schedules just in case.

Once you have your slot, a team of inspectors will come to your house. In our experience, they always come on time—sometimes, even earlier—which is one of the reasons why we really like them. 

The whole process is pretty thorough; the inspectors take their time in checking every nook and cranny for any damage. 

After they finish the inspection, they’ll give a comprehensive breakdown of all the issues they’ve found. I love that they explain everything in clear terms, and if you have any questions, ask away. They’ll be more than happy to answer them. 

Another great thing about this company is that they offer some of the best prices on the market. In fact, if you get a quote from another inspection company that offers cheaper rates than theirs, you can show them a screenshot of that quote and A1 Defects Inspection will match that price! 

Even if you don’t do that, the rates on their own are affordable. The cheapest packages are all under S$400, but if you want more rounds of inspection, you can book the more expensive packages, which cost up to S$900! 

That seems like a pretty high price tag, but from what I’ve gathered, these packages aren’t popular among typical homeowners. Instead, they’re mostly catered to landlords and those who are selling their properties.

SG DefectScan has been featured in respected news channels like The Straits Times and Mediacorp’s Channel News Asia and Channel 5, so I’ve heard about them. It also helps that a few of my friends have tried their services, and their reviews have been overwhelmingly positive. 

The inspectors have their CONQUAS certifications, and they have a combined experience of 50 years.

In addition to being knowledgeable, their inspectors are efficient. Their scope of inspection is pretty broad; they inspect the whole unit, checking for any defects in the plumbing, electrical wiring, and architecture, as well as any other functionality and finishing issues. 

This company also offers an offsite warranty for all their services, which I’m delighted to hear about. If you think they missed a defect, just consult them via WhatsApp, and they’ll get back to you ASAP. This is such a convenient feature!

If you need an official report of the inspection, they’ll be more than happy to provide you with one. Their reports are also recognised in SG Courts and CASE SG, which won’t matter to most people, but on the off-chance that you need inspection reports as evidence for a case, it’s nice to know that you can get a copy from this company.

The pricing here is flexible, which is great news. You can even have a customised package if you want to have multiple properties inspected and want just a lump sum for them. 

Many customers initially shared concerns about the lack of a price range here, but they eventually found that the company doesn’t quote outrageously high prices. 

When it comes to downsides, one thing that their former clients have shared is that the inspectors’ commitment to finishing the inspection as fast as possible means that sometimes, they tend to miss some defects, and the client has to point them out. This doesn’t happen a lot of the time, but it’s still worth noting.

Smooth process overall

Eva was helpful and promptly answered our questions via WhatsApp. Our 1st and 2nd appointments were arranged on the same day—2:30pm for the 1st appointment (defect check) and 3:30pm for the 2nd appointment (walk through the defects with BSC). Absolute Inspection is one of the biggest defect inspection companies in Singapore; they do around 250 inspections a month! That number alone is proof that many people trust this company. 

One of the main things that former clients love about this company is that they offer an off-site consultation, which you can take at any time and at no extra charge! For this consultation, you can discuss your concerns about your house, what kind of defects you think your house has, and recommendations on what you should do. 

You can even book this consultation after your inspection if you still have any concerns that the team hasn’t addressed! This is such a thoughtful gesture, and I love that they offer this. 

When you book an inspection from this company, you can expect the team to be punctual. According to many past clients, the team usually arrives even before the agreed-upon time. 

Then, they’ll get started right away; they will check every room of the house, looking for issues in the architectural structure, electrical wiring, and the mechanical system. It takes some time before they finish, so be prepared to wait.

Once they’re done with the inspection, they’ll provide a detailed report, explaining every defect they discovered in the house.

Since the company has received their certification from the Royal Institution of Chartered Surveyors (RICS), its reports are recognised in court, including small claims tribunals and strata titles boards, which is good to hear. 

That said, their prices here tend to be on the expensive side. The cheapest option is around S$300, and that’s for properties with 600 square feet of area and below. 

Fees for bigger properties can go up to S$1,000! For many people, that seems like a hefty price. But former clients have said that the price is worth it.

A good number of Advance Inspection’s clientele are landlords or other people in commercial real estate, but they have served many typical homeowners as well. 

The main positive thing that former clients have shared is that the inspection process is comprehensive, and the inspectors are meticulous and methodical. In fact, the inspection usually takes around four to six hours! 

That seems long, but it’s for good reason. In that time, the inspectors can properly comb through every nook and cranny, allowing them to spot all issues. 

The most common defects they find are usually related to architectural works (e.g., floors, walls, ceilings, and carpentry), but they can also spot mechanical issues like plumbing, sanitary, and electrical lines. 

Once they finish the inspection, they will make a report with images. Every defect is explained in clear terms, which is greatly appreciated. 

If you’re in a court case and you need this inspection report as evidence, the company is also willing to provide a comprehensive report to aid you. 

The prices here are relatively affordable as well. The price range usually falls between S$200 and S$520, but the higher rates are reserved for the bigger properties. 

Also, take note that this price range is only for one inspection round. If you want the team to inspect your house multiple times, the rates will go up as well. 

But I imagine most homeowners won’t need a multi-inspection process; from the way I understand it, that option is available for landlords and the like. 

I asked former clients if they had a complaint about this company, and the most common answer was regarding communication. You could reach out to them via WhatsApp, but they don’t reply immediately. 

Clients told me that they had to follow up multiple times to get a response, which can be frustrating.

What I love about Uncle Defect is that it gives off a “small business operated by one family” vibe. The inspectors are friendly and pleasant. 

They’re also diligent and have great attention to detail. They inspect everything inside the room—even a random corner that no one in the family cares about. This process doesn’t take a lot of time, usually around 45 minutes or an hour. 

Moreover, they often use tape to indicate what type of defect is at a spot. I like this because it lets me see how many issues there are. 

That said, the inspectors will still provide you with a defects report if you want. Also, if you have to submit a photo report via the NOVADE app, they will gladly do this for you. 

The pricing is another highlight here. It’s pretty affordable, with the cheapest options ranging from S$200 to S$380. 

They do offer more expensive packages, which include more rounds of inspection, but I imagine that most residents will be okay with just one or two at the most. 

The only thing I’d say is a downside about this company is the duration of the process. As I mentioned earlier, it usually only takes about 45 minutes to an hour, which has been good enough for us, but to be fair, we only had a tiny condo unit. 

If it’s a bigger property, an hour isn’t enough, in my opinion. It’s true that you can book the other service packages that require multiple rounds if you really want a comprehensive inspection, but I’d prefer it if the cheapest package already promises that inspectors will take all the time they need to check everything.
